Recently, 101 Collins Street in Melbourne was awarded a NABERS IE Base Building Rating of 5 Stars by one of CETEC’s NABERS Assessors, Dr Vyt Garnys. This follows a 4 Star rating in 2013/2014.
This is a significant achievement for 101 Collins Street Melbourne, the property team, and tenants. Research has consistently linked Indoor Environment Quality (IEQ) to occupant health, comfort, satisfaction, and productivity. Being able to demonstrate high performance in this area is critical for tenant attraction, retention, and business success.
The Australian Government initiated the National Australian Built Environment Rating System (NABERS) in order to benchmark the performance of buildings. NABERS initially launched its NABERS Indoor Environment (IE) tool in 2009 as the world’s first performance-based tool of its kind with ratings based on objective measurements of IEQ parameters such as thermal comfort, lighting, air quality and acoustics. The number of ratings is now growing rapidly across Australia and 101 Collins Street has been an early adopter, recognising its importance and value.
Following CETEC’s onsite assessment, 101 Collins Street received high scores across all three IEQ areas, with a perfect score in acoustic comfort. Targeted improvements were made following the rating in 2013/2014 particularly in relation to thermal comfort and the management of building performance data. The result was a significant improvement in both IEQ performance and the final rating.
Where to next? The new pilot version of NABERS IE has now been released, with full release expected in late 2015.
101 Collins Street has the opportunity to achieve an even higher score with the adjustment of the NABERS IE scale to 6 Stars.
